Are You Ready For Small-Town Living?
Why More Winnipeg Buyers Are Choosing Bedroom Communities

Why More Winnipeg Buyers Are Choosing Bedroom Communities

The short answer

If you work in Winnipeg but want more house, a bigger yard, and quieter streets for your money, a bedroom community like Oakbank deserves a serious look. Here's why more buyers are making the move just outside the city.

What counts as a bedroom community?

Towns close enough to Winnipeg that most residents commute into the city: Oakbank, East and West St. Paul, Headingley, Niverville, Stonewall, La Salle, Lorette, Ile des Chenes. They're residential by design — people sleep there and work here. Oakbank, the largest unincorporated town in the RM of Springfield, is one of the closest: about 14 kilometres east of the Perimeter Highway.

1. More house for the money

This is the whole pitch. Take our newest listing: 19 Crystal Drive in Oakbank — a 2014-built, 1,636 sq ft bungalow with a finished basement, attached garage, and professionally landscaped yard at $719,900. In many Winnipeg neighbourhoods, that budget buys you less house on a smaller lot. Step 15 minutes outside the Perimeter and your dollar stretches.

2. Newer housing stock

Bedroom communities have grown fast, so the inventory skews toward 2000s–2010s builds: modern open layouts, ensuite bathrooms, finished basements, attached garages. In the city, those features often come as expensive infill or a full renovation project.

3. Quieter streets and bigger yards

Room for kids, a dog, a covered deck, and a garage you can actually park in. Traffic is a school bus, not a bus route. Evenings are quiet.

4. A real community feel

Small towns run on neighbours knowing each other. Springfield's annual Chicken Daze, the local arena, golf courses nearby — there's a social fabric here that's harder to find in an anonymous city block.

5. Schools close to home

Oakbank is served by the Sunrise School Division: Oakbank Elementary (K–5, including an English-Ukrainian bilingual program), Springfield Middle School, and Springfield Collegiate Institute — all without a cross-city school run.

6. Still genuinely close to everything

This isn't a remote acreage. Oakbank is roughly 15 minutes to the Perimeter, 20 to Transcona, 30–35 downtown off-peak. Groceries (Co-op Food Store, Family Foods), clinics, and everyday services are in town, and Concordia Hospital is about 20 minutes away. You get the small-town feel without giving up the city.

Who it's perfect for

Remote and hybrid workers — commuting two or three days a week, or never, and living where your money goes furthest. Families who want space — bigger yard, newer home, quieter street, good schools. Anyone stretched at the top of their city budget — if $700K buys a compromise in the city and a genuinely great house 15 minutes out, the choice makes itself.

The bottom line

More house, newer build, quieter life, and you're still half an hour from downtown. That's why bedroom communities around Winnipeg keep growing — buyers run the numbers, and the numbers win.
